Sol Modern is situated in the heart of Downtown Phoenix at 50 E. Fillmore St., Phoenix, AZ 85004. Our leasing office is located within the Sol Modern Leasing Gallery, where you’ll be greeted by one of our Experience Ambassadors. Access to the Gallery is located on the ground floor at the corner of 1st Avenue and Fillmore Street. A member of our leasing team will be available to assist you upon arrival.
What are the leasing office hours?
Our leasing office operates from 10:00 AM to 6:00 PM, Monday through Friday, and 10:00 AM to 5:00 PM on Saturdays. We are closed on Sundays.
Touring
Can I schedule a tour online?
Yes! Tours can be scheduled online through our website or by contacting our leasing team directly. Although walk-ins are welcome, future residents with an appointment will receive priority. We highly recommend scheduling in advance to ensure your time with us is well-managed and allows for a personalized experience with ample time to answer all of your questions.
Do you offer self-guided tours?
Sol Modern is a community unlike any other and we want to make sure you see and soak up everything during your visit! Because of that, we only offer guided tours with a member of our leasing team.
How much time should I set aside for a tour of Sol Modern? What can I expect to see?
We encourage you to set aside approximately one hour for your visit to Sol Modern. Your guided experience is thoughtfully designed to reflect the elevated lifestyle our community offers.
During your visit, a dedicated member of our leasing team will walk you through select residences, preview designer finish packages, and showcase our signature amenity experiences—including over 100,000 square feet of curated indoor and outdoor spaces across two levels. You’ll also gain insight into our wellness offerings, hospitality-driven services, and limited-time leasing incentives.
We believe your time with us should be more than just a tour—it’s the first step in discovering a home that’s distinctly modern, impeccably styled, and built around you.
Where can I park for my tour of Sol Modern?
At Sol Modern, all of our guests receive VIP treatment from the moment they arrive. We recommend parking in our porte-cochère, located on the north side of Fillmore Street, accessible between 1st Avenue and Central Avenue.
Upon arrival, please follow directional signage and check in with an Experience Ambassador in our Leasing Gallery. We look forward to welcoming you.
Lease Terms & Fees
Do you offer flexible lease terms?
Yes, Sol Modern offers flexible lease terms to suit a variety of lifestyle needs. Our most competitive rates and exclusive leasing specials are available on 15–18 month lease agreements.
Shorter lease options may be available for an additional premium. We encourage you to ask our leasing team about current promotions and how to take full advantage of the value offered on extended terms.
When is rent due? What are my payment options?
Rent is due on the 1st of each month. Payments can be made by accessing your resident portal through the Sentral Life App using bank draft, credit card, or debit card.
Can I pay my rent with a credit card?
Yes, rent can be paid with a credit card through the resident Sentral Life App. Please note that a processing fee may apply.
What is included in my monthly rent payment?
Your monthly rent at Sol Modern includes access to our elevated amenity spaces on the 8th floor, limited access to select features on the 28th floor, participation in curated resident events, and basic pest control services.
Additional premium offerings such as assigned parking and “The House” Membership are available at an added cost.
“The House” provides exclusive access to a private section of our 28th floor, including a second pool experience, and curated food & beverage activations designed to elevate your lifestyle with unmatched hospitality.
Are utilities included?
Utilities are not included in the base rent. Residents are billed separately through Conservice for water, sewer, gas, electricity, Porter and trash services.
Yes, in addition to base rent, residents may anticipate the following monthly fees:
• Assigned Parking – Rates vary by space type and location
• The House Membership – $80/month (optional)
• Conservice Utility Processing Fee – Varies based on usage
• Pet Rent & Pet Screening Fees – If applicable

• Application Fee: $50 per applicant (18+)
• Administration Fee: $250 (refundable until Hard Hat Tour is completed)
• Security Deposit: Starts at $500-$750 OAC (may vary based on screening)

Is guest parking available?
Yes, Sol Modern offers private guest parking within our secured parking garage. Availability is limited and offered on a first-come, first-served basis. Parking fees may apply depending on duration and event access.
Does Sol Modern have EV charging stations?
Yes, Sol Modern offers assigned EV parking starting at $180/mo. Please contact the leasing office for more specific details.
Do you have bike storage? If so, is there a cost associated?
Yes, Sol Modern offers secure bike storage within a designated, access-controlled room onsite. A monthly fee of $15 applies.
Residents are strongly encouraged to secure their bike with a personal lock at all times, as an added precaution. This service is perfect for those who prioritize convenience and peace of mind when storing their bicycle.
Do you offer on-site storage? If so, what does it cost?

Is Sol Modern pet-friendly?

Sol Modern is unique in that we do not impose breed restrictions. However, pet screening is required for all residents with pets or assistance animals.

What do I do if I have an emergency?
For any life-threatening or medical emergency, always call 911 immediately.

Whether it’s a late-night lockout, water leak, or simply needing a reassuring presence, our team is here to ensure your comfort and peace of mind. What do I do if I lock myself out?
At Sol Modern, we’ve thought of everything. In the event of a lockout, residents can use the Sentral Life app to remotely access their home, providing a convenient and secure solution anytime, anywhere.
If additional assistance is needed, our 24/7 Experience Ambassador is always available to provide support and ensure you’re never left without a solution—or a friendly face.
Move-in
Do you offer move-in assistance?
While Sol Modern does not provide physical moving services, our team is here to ensure your move-in experience is seamless and stress-free. We assist with elevator scheduling, provide detailed move-in instructions, and offer on-site support through our dedicated Experience Ambassadors to welcome you on day one.
And for added convenience, we’ve partnered with a local professional moving service, available through the Sentral Life app, to help you coordinate every detail of your move with first-class care.
How do I set up utilities?
All utilities at Sol Modern are conveniently managed through Conservice, with the exception of your individually metered electricity, which is provided by APS (Arizona Public Service). To set up your electric service call APS at (602) 371-7171 Or visit www.aps.com to activate your account online
You will receive a welcome email from Conservice to activate your utility billing account for water, sewer, gas, common electric, porter and trash services.
Internet is billed directly by your management team, so there’s no need to set up a separate account in your name—another way Sol Modern simplifies the move-in experience.
What kind of security does Sol Modern provide?
Sol Modern features multiple secured access points throughout the building, including controlled-access entry, smart home technology, and on-site Experience Ambassadors available 24/7 to assist residents at any time.
In addition, surveillance cameras are strategically placed in key public areas to enhance safety and provide added peace of mind for our residents.

Does Sol Modern work with locators?
Yes, Sol Modern proudly partners with licensed locators and real estate professionals. To ensure proper credit, all locator referrals must be registered prior to a prospect’s initial visit or communication with our leasing team.
